Bright Ideas Save Space

IMAGINATIVE use of space is a highlight of this extended and extensively renovated Hamilton house that will be auctioned on November 20.
An example is the conversion of a dining room into the main bathroom. The shower recess is where a fireplace used to be and the exhaust fan is in the former chimney.
Another example is the mezzanine floor with a fold-down ladder to the kitchen in the extension. It is used as a study/computer area.
Bidding for the rendered double brick house with Colorbond and iron roofs is expected to start around $270,000. It has three bedrooms and a sleep-out.
The front entrance, from the property's Cleary St side, opens to a two-section passageway. Decorative ceilings are in each section as well as in rooms on the left and right.
The decorative work includes lyrebirds in the bedroom at the home's front left; robins in the lounge room, which has a bay window and carved sandstone fireplace; and cherubs in what could be the main bedroom, which also has a fireplace.
The passageway further along comprises a glassed section that overlooks a paved courtyard. Lugs each side of this area provide for sail shades.
(Instead of flying birds, the wall on the passageway's other side is adorned with three cut-outs of 1960 FB Holdens.)
Apart from flowing into the combined kitchen/dining area, the passageway turns right into a combined laundry/bathroom. This area leads to a door that has access to Kent St.
The dining/kitchen area, with a raked ceiling, comprises the immaculate extension. The well-appointed kitchen features pine fittings and an island bench with drawers.
A single garage in the backyard, with space beyond for one more vehicle, is accessible from Kent St. A freestanding structure at the other end of the backyard contains a sleep-out or the fourth bedroom.
Polished satin ash flooring is in the passageway and the extension.
The house is owned by Ms Julia Robertson and Mr Michael Thomas.
